Whitby Holiday Park is the perfect place to own a holiday home. Our park benefits from an idyllic location on the North Yorkshire coast with wonderful sea views and easy access to the town and abbey.

We supply a selection of new and pre-owned holiday homes from leading manufacturers. Here we outline some of the things you should consider when buying a holiday home.

Holiday Home Purchasing Procedure

We have an great team of people whose sole purpose is to ensure that all our guests have an enjoyable experience when spending time at the parks. Buying a Holiday Home from us will be an enjoyable experience that will be conducted in an open and honest manner so that you and your family can enjoy some fantastic time with friends old and new.

Holiday Home Maintenance

When you purchase your Holiday Home you will receive a manufacturer’s warranty if new and details of this will be supplied to you as part of the sales procedure.

A used holiday home carries a six-month warranty for any major issues but as a family business, we pride ourselves on excellent ongoing after-sales issues. This means that our experienced full time maintenance team we will do everything we can to help with any problem you may have.

We offer various maintenance services that enable you to enjoy your holiday home with the minimum of hassle, including safety checks, cleaning, and winterisation which may be a requirement of your Insurance Company.

Holiday Home Insurance & Utilities

You are required to have comprehensive insurance cover for your Holiday Home and there are many companies that offer this.

As part of our duty of care, it is a licence condition that there are current gas and electricity certificates in place at all times. The Park has qualified and approved contractors who will carry this out, but we do ensure that every Holiday Home sold by us carries this certification in the first instance. Gas testing has an annual requirement and electricity three-yearly.

Water usage is currently included in the pitch fee but rates are billed separately and each owner will be informed of this charge on an annual basis.  Gas bottles must be purchased from the Park and fitted by our maintenance personnel, as and when required.

We also offer a high-speed direct to unit internet service at an additional cost.

Selling Your Holiday Home

We understand that your personal circumstances may change and you might need to sell your holiday home. If this is the case, your holiday home may be sold in three ways as set out in the licence agreement:

Depending on age, condition, and our current stock levels, we may decide to make you an offer. A second option is to sell it to a dealer once you have completed payment to us of the disconnection fees. A third option is to advertise and sell your holiday home privately on its pitch within the original licence period and subject to the conditions set out in the licence agreement. Please ask for further detail.

You can upgrade to a newer holiday home at any time, and our park manager can show you a range of options from various manufacturers and guide you through the process. We offer some fantastic upgrade offers at varying times throughout the season and these deals will be advertised both on the individual park and on our website.

Licence Agreements and Pitch Fees

Our parks operate a tiered system for pitch fees. The applicable tier will be identified before purchase and will also be shown on your site licence agreement.

The length of the agreement depends on the type of unit purchased and whether it is a new or used model. All relevant details will be clearly set out in the site licence agreement.

The pitch fee year runs from 1 January to 31 December. Pitch fees are reviewed annually in mid-September, and owners are notified in writing of the new fee. The methodology for any increases is outlined in the licence agreement. The pitch fee includes water; however, rates electricity usage and wifi charges are billed separately.

Holiday Home Occupancy

A Holiday Home cannot be used as a permanent residence and proof of residence is required from every purchaser before completion. This will be checked on a regular basis to ensure we comply with our Site Licence which is granted by the relevant local authority.

These conditions and the dates of opening and closing of each Park are clearly set out in each individual Site Licence Agreement. Please note that you do not pay council tax on any Holiday Home in any of our parks, however there is a charge for rates, which is spread proportionately between owners.

Holiday Home Car Parking

There is room for one car adjacent to every pitch and any other vehicles should be parked in the car park if space allows. Mutual understanding and patience will ensure that there are enough spaces for all our owners and guests.

We do not allow commercial or sign written vehicles to be parked anywhere other than on the car park, and then only by arrangement.

Holiday Home Decking

We understand that many owners will wish to add decking to their Holiday Home to enhance the holiday experience, and prior authorisation must be obtained from the Park Manager. Our park maintenance team offer a complete decking service in both timber and composite to suit your requirements at competitive prices.  You may also hire a contractor yourself, but they must meet our duty of care standards, levels of liability insurance, and be approved by us. The position of the Holiday Home, size of a pitch and permissible space will determine the maximum size of decking allowed.
